El precio total se compone de i) n\u00facleo y cubierta (core and shell) de las naves por aproximadamente US$ 67.8 millones, ii) inversi\u00f3n en mejoras del arrendatario por aproximadamente US$ 13.6 millones, y iii) terrenos para expansi\u00f3n por aproximadamente US$ 1.9 millones.<\/p><p>La transacci\u00f3n consiste en la adquisici\u00f3n de 6 naves industriales estabilizadas clase A localizadas en Qu\u00e9retaro, con un \u00e1rea bruta rentable (\u201cABR\u201d) total aproximada de 93,525 metros cuadrados construido sobre un terreno de alrededor de 253,611 metros cuadrados, que incluye dos reservas territoriales para expansiones.<\/p><p>Las naves industriales se ubican dentro del parque industrial Aerotech, a 2 kil\u00f3metros del aeropuerto internacional de Quer\u00e9taro, mismo parque que se encuentra conectado a las principales carreteras regionales y federales, y tiene proximidad al servicio de las dos principales empresas de ferrocarril que operan en M\u00e9xico. Esta ubicaci\u00f3n es privilegiada por el favorable acceso a mano de obra.<\/p><p>Los socios estrat\u00e9gicos en esta transacci\u00f3n y actuales propietarios del portafolio son American industries, Impulsora Queretana de Inmuebles y Abitat. Es importante destacar que en el pasado Fibra Mty realiz\u00f3 una transacci\u00f3n con American Industries, quienes a su vez eran propietarios del 25% del inmueble La Perla, un complejo de oficinas en Guadalajara adquirido por Fibra Mty en 2021.<\/p><p>El 100% de contratos de arrendamiento que forman parte del portafolio se encuentran pactados en d\u00f3lares, con un plazo remanente de 9 a\u00f1os a partir de la fecha estimada de adquisici\u00f3n. Dichos contratos son en su totalidad triple neto (NNN), es decir, el arrendatario paga, adicionalmente a la renta, los gastos de mantenimiento, seguro e impuesto predial. El ingreso neto operativo para los siguientes 12 meses es de aproximadamente $US 9.7 millones, y est\u00e1 compuesto por el ingreso neto operativo del n\u00facleo y cubierta (core and shell) que equivale a aproximadamente $US 5.7 millones y la renta por amortizaciones de mejoras del arrendatario equivalentes a aproximadamente $US 4.0
